A contemporary two storey extension to a Victorian villa style terrace house in  Dublin 4.

The character of this red-brick Victorian terrace house was what originally attracted the client to the property. The layout of the existing house- and the layout of the adjacent neighbouring houses in the terrace- is unusual, in that the upper entry-level contains reception rooms and kitchen/ dining functions, with bedroom provision at the lower ground level.

The client wanted to retain the character and the layout of the existing house but wanted to extend the back of the house to create a large modern kitchen and family living space. The extension contains a new WC and kitchen at upper ground level and a new bedroom, utility and living room at lower ground level. The new bedroom and utility open into a new internal courtyard. The kitchen is connected to the family room below by a double-height void and the floor to ceiling glass connects the kitchen and living room to the garden.

Our strategy was to embellish the base design with Our strategy was to embellish the base design with carefully configured additions to create a new internal ‘street’ which would provide a very clear circulation arrangement but more importantly would create a sense of place and would encourage informal employee interaction. Cellular spaces were treated as incidents or ‘buildings’ along the street employing a relatively restrained palette of materials with isolated accents of colour and timber.

We located the cafeteria within the triangular projecting bay overlooking the River Liffey, to exploit the wonderful views for the public heart of the scheme.

The Swan Centre in Rathmines previously did not en The Swan Centre in Rathmines previously did not engage with its southern elevation on to Castlewood Avenue. Our proposal was to create a new commercial elevation complete with café terrace, new kiosk shops and a higher profile entrance to the centre. By re-designing the internal layout of the shops and creating one large food anchor shop we sought to balance the retail offering within the centre. The previously underused surface carpark presented an underwhelming elevation to the centre and by infilling this space with new shops we have sought to improve both the retail environment and the public realm.
